Negar Project is a luxury private duplex villa located on the shores of the Caspian Sea. It features four master bedrooms, a private gym, a swimming pool, a fire pit, two terraces overlooking the yard, and all the amenities required for an exceptional stay. The pitched roof concept, as one of the main characteristics of northern villas in Iran, serves as the core design idea for the exterior of Negar Villa, executed through the composition of two modern-style volumes.

In the design of the villa’s dual-section roof, the gap between the first covering and the main roof—formed by the interplay of volumes has been utilized as a dedicated space for installing building services. Additionally, this volumetric composition has created a small separate terrace on the western side of the plan, which not only enhances the visual appeal but also adds functional value to the overall villa design.
